The proposal relates to the conversion of an existing metal stable barn into a single dwelling, providing a sustainable new use for the building while retaining its simple agricultural character and avoiding the need for new-build development within the open countryside.

The site lies within a typical Northumberland rural landscape of open fields and dispersed farmsteads, where traditional stone buildings, slate roofs and agricultural structures define the local vernacular.

The design has been developed to respond sensitively to its setting, respecting the surrounding landscape, neighbouring properties and wider views. A simple architectural approach, together with an appropriate palette of materials, will ensure the converted building integrates successfully into its rural context.

To the north-east of the site are a number of residential properties, predominantly constructed of natural stone with slate roofs. Also nearby is The Old Farm House, a Grade II listed building, whose setting has been carefully considered in the development of the proposal.
